Terms and Conditions
All bookings accepted by Keisie Cottages (Company Reg No. 2004/008766/07) are subject to these Terms and Conditions that are deemed to have been accepted in full by the Client/Guest. Payment of a Booking Fee or Rental Charge also indicates acceptance of these Terms and Conditions.
Renting self-catering units from Keisie Cottages is not intended to confer possession on the Client/Guest or to create the relationship of landlord and tenant between us and the Client/Guest. The Client/Guest will not be entitled to any form of tenancy. The Client/Guest confirms that they will not be occupying the self-catering unit as their only or principal home.
Reservations & Payment
Your booking is only confirmed when we post or email written confirmation of booking following receipt of payment of the Booking Fee. When a booking is made, 50% of the total Rental Charge (Booking Fee) is required within 48 hours to confirm the reservation. The balance (if any), of the Rental Charge is to be paid three days prior to the arrival date by electronic funds transfer or by credit card. Failure to do so without prior arrangement with Keisie Cottages may result in cancellation of the Client/Guest's booking without refund of booking fees already paid. The booking fee is non-refundable. The Client/Guest may be liable for the balance of the Rental Charge and for any other costs involved in the attempt to re-let the unit, should the booking be cancelled less than 14 days prior to the arrival date.
Clients/Guests wishing to extend their stay are required to give at least 7 days notice, subject to the unit or an alternative being available. Payment must be made in South African Rand (ZAR) and must be clear of all bank charges, exchange rate variations and any other deductions. We accept the following methods of payment: Bank to bank transfer to our account, Visa and MasterCard. Under no circumstances will accommodation be provided until we have received cleared funds to cover the Rental Charge. Failure to pay in accordance with the agreed terms of payment may result in suspension of accommodation. We reserve the right to charge interest on overdue accounts at 4% above South African bank base rate and to seek payment in full for accommodation during the suspension period. All rates are per unit and are inclusive of Value Added Tax (VAT) levied at 14%.
The Rental Charge includes change of bed linen and towels once a week and all utility charges. Our minimum length of stay is 2 nights, with no maximum. Where a Client/Guest requests to stay for a single night only, an additional surcharge of R25/person will be levied to cover the additional cleaning costs that will be incurred by us.
Keisie Cottages will be willing to provide a laundry service from Monday to Friday to Clients/Guests that stay longer than 5 days and will use reasonable efforts to try to ensure that its cleaning service maintains a high quality service. However, Keisie Cottages is not responsible for clothing that fades, shrinks, or otherwise changes as a result of normal washing. Keisie Cottages is not responsible for lost articles unless proven that we are responsible for the loss. Keisie Cottages is not responsible for garments labelled "hand wash only" or "dry clean only" and is not responsible for checking for these labels in Client’s/Guest’s garments. Please check garments before handing the garment over to the laundry service.
Keisie Cottages is not responsible for loss of or damage to any personal or non-cleanable items left in the clothing or laundry bags such as money, jewellery, or anything else. Our Clients/Guests agree not to leave such items in their clothing or in the laundry bags. Keisie Cottages reserves the right to refuse cleaning any garment. Keisie Cottages does not guarantee removal of all stains. Keisie Cottages will reimburse Clients/Guests for lost or damaged clothing caused by the laundry service in an amount to be determined by Keisie Cottages in consultation with the Clients/Guests. Clients/Guests must notify Keisie Cottages within 24 hours of receipt of laundry delivery (and definitely before leaving the farm) of any lost or damaged items from that particular delivery, failure to do so constitutes a waiver of a claim for any lost or damaged items from that delivery.
Only Guests specified by name at the time of booking by the Client/Guest may occupy the serviced unit. The Client/Guest must not assign, sublet or part with or share possession of the serviced unit or any part of it. Keisie Cottages reserves the right to refuse admittance to the Guest if they are in breach of this condition.
Clients/Guests may, with prior approval from Keisie Cottages invite day visitors to their unit at the ratio of one day visitor per person staying at the unit. Such day visitors are only permitted at the farm during the period 10h00 to 22h00 and are expected to abide by the general farm rules that apply to the Clients/Guests. In particular, the approval of day visitors will be on the express understanding that this does not result in any disturbances to our other guests.
Cancellation of reservation within fourteen days (14) days of the intended date of arrival may result in the Client/Guest being held liable for the full Rental Charge in the event that Keisie Cottages is unable to rent the unit to an alternative Client/Guest. Booking fees (deposit) are strictly non-refundable.
Arrivals & Departures
Units are available for occupation after 14h00 on the day of arrival, however keys are made available for collection during working hours (between 08:00h and 17:00h). Clients/Guests that will only be arriving after 17h00 must make the necessary arrangements with Keisie Cottages for late collection of keys at the Reception Office. Units must be vacated and keys returned by 10:00h on the day of departure, unless agreed otherwise with Keisie Cottages on occasions where the same unit is not being let out to new Clients/Guests later the same day.
Keys will be provided for the self-catering units and are to be returned in line with the departure terms as above. For any keys not returned, there will be a R200 charge to cover the costs or replacing the lock.
Broadband internet access is provided through pre-purchased vouchers with technical support being provided by Overberg Computer Services in Montagu.
There is no cell phone reception in the Keisie Valley or at the Keisie Cottages. There are landlines available at Reception that can be used in the case of an emergency.
Only Gooseberry House has a TV which includes the full bouquet of DSTV channels. This service is only available to Clients/Guests that occupy Gooseberry House.
Smoking is not permitted in the units or communal areas under any circumstances. Cigarette butts must be extinguished and disposed of into ashtrays and into the garbage bins provided.
Pets may be brought if arrangements are made with Keisie Cottages beforehand at a charge of R50 a pet per stay (not per day) in order to pay for special cleaning that we will need to undertake of the unit before it is rented to the next Clients/Guests, who may not be pet lovers. You will be expected to bring your own pet bedding as your pets will not be allowed to sleep on our beds or furniture. Only friendly dogs allowed! Please, no “yappers” who will disturb our other guests! Please remember to pick up the dog litter if it’s on the pathways or on the lawn.
Rules of the farm
Please respect the peace and quiet that others enjoy in the mountains. Please do not play music outside your cottage, or make too much noise. One of the main attractions of Keisie Cottages is the peace and quiet and the fact that our guests can get away from the city lights and noise while they enjoy our mountains and valley.
We’d also appreciate no littering. If you are a smoker and smoke outside your unit, please do not throw your cigarette butts outside, extinguish them and place them in the garbage bins at your unit.
Property Use & Conditions
The Client/Guest is responsible for taking all reasonable care of the self-catering unit and its contents. The unit and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the Rental Period. No items may be removed from the unit. Except in the case of normal wear and tear the Client/Guest will be responsible for making good any damage to the serviced unit or its contents which has occurred due to negligence, willful damage or irresponsible behaviour on the part of the Client/Guest or their visitors. Such damage must be reported to us without delay. In the event that breakages or damages are discovered, or extra cleaning required, after departure, we will notify the Client/Guest in writing within 7 days of departure, providing detail of the issues and an invoice for the cost of rectifying them. Keisie Cottages will not be held responsible for any personal injury, loss or damage to personal effects howsoever arising at the serviced unit or in the unit block or its grounds.
In certain cases where large group bookings are made, Keisie Cottages reserves the right to require an up-front payment of a breakage deposit which will be refunded to the Client/Guest at departure and after a full inspection of the units. In the event that the units are left in an untidy state making a full inspection impossible, the refund will then be made within three days of departure by way of electronic fund transfer directly into the Client/Guest's bank account.
If there is anything in the self-catering unit that is not to your satisfaction, we ask that you bring it to our attention immediately in order that we can attend to your complaint, We shall not accept any liability for any complaint received after the completion of the Rental Period.
